VIEWINGS AND APPLICATIONS

- How do I arrange a viewing?

- How do I apply for a property?

If after viewing a property you would like to apply for it, we require payment of the application and referencing fee. Our fee's are as follows:

  • £100 (inc VAT) application and referencing fee per person (payable upon reservation of a property)

  • £150 (inc VAT) administration fee for preparation of the tenancy agreement and check-in (per tenancy). This is payable upon completion of successful references

  • £100 (inc VAT) guarantor fee (if required)

  • £200 pet deposit (if required) and £60 (inc VAT) pet licence fee

When you reserve a property, you will need to complete an application and reference check. If you believe you may not pass reference checks, you may need a guarantor or to arrange payment of the rent in advance. Please make sure you have this in place before viewing and we will be happy to discuss your situation so we can advise you on this. There is a fee of £100 (inc VAT) per guarantor.

If you have a pet, please let us know at the point of booking a viewing to ensure the landlord allows pets. We require an additional £100 - £200 on top of the standard deposit for pets (dependent on the landlord) and a £60 pet licence fee.

- What does the application and reference fee cover?

The fee covers our cost of processing your application, referencing and credit checks. Please note that the application and reference fee is non refundable.


DEPOSITS AND RENT

- How much deposit do I have to pay and is it protected?

The deposit varies per property, but is usually the equivalent of one months rent plus £100. We protect all deposits in the DPS (Deposit Protection Service). The deposit is not due until the tenancy start date.

We require an additional £100 - £200 on top of the standard deposit for pets (dependent on the landlord)

- How can I pay my rent?

Upon signing the tenancy agreement, you will be provided with bank details to set up a standing order.

- Insurance

The Landlord will insure the structure of the building and the contents detailed on the inventory.

It is your responsibility to cover your own personal contents and up to £2,500.00 for accidental damage to the Landlord's belongings. We recommend you compare policies online. We are happy to help you obtain a quote.


MAINTENANCE

- How long will a repair take?

We aim to get all maintenance issues resolved as quickly as possible, if for any reason a repair looks like it will take longer than expected, we will make sure you are kept fully up to date.

- How do I report maintenance issues?

We prefer for maintenance issues to be reported by email so we have a log of everything but if your repair is an emergency please call us on 01522 904904.

- What is classed as an emergency?

An emergency is classed as a fire, flood, gas leak, electrical failure or boiler breakdown. If your issue is not classed as an emergency, you should wait until office hours to report the issue.

All false or non-emergency call outs are subject to a call out fee.
